Who does what in terms of maintenance?

In rent law, a distinction is made between minor and major maintenance. Minor maintenance is always done by the tenant; major maintenance is in principle for the account of the landlord, unless otherwise agreed in the tenancy agreement.

Small maintenance is among others:

• inner painting
• replacing a broken outlet
• repairing a leaking faucet
• replacing broken windows
• cleaning and unblocking the sink, toilet and so on

Maintenance is among others:

• all maintenance on the outside of the house
• everything an expert has to do (plumbing, replaced CV, new roofing, etc.)
